90 unit occupied apartment renovation with phased resident relocation, located in Woodburn Oregon. Scheduled work will address significant site drainage and building envelope problems, as well as a complete overhaul of the unit interiors. The entire site will receive a new storm system, grading plan, landscaping, parking lot with concrete valley, and site lighting system. Buildings will receive all new sheathing, windows, doors, siding, and roofing. Units will be retrofitted with a complete fire sprinkler system, alarm, and high speed internet. With an emphasis on durability and longevity, new interior finishes will include plywood cabinets with hardwood doors and drawers, stain grade doors and millwork, commercial flooring, and automatic mechanical ventilation.
