North Main Village, located in downtown Milwaukie, Or., consisted of a four story apartment building with 64 residential rental units; two condo buildings with 20 units over retail and parking; three wood frame buildings created 13 fee simple townhomes with a garage and small street front commercial space; with all building centered around an inner courtyard incorporating a water retention system and gathering area for the residents.

LMC constructed the 13 fee simple, three story townhomes, which incorporated a blend of bamboo hardwood floors, upper end casework. and high quality finishes throughout each of the individual units. All exterior finishes included expansive glass elements and a blend of varied forms of hardipanel over a rain screen system designed to mitigate water intrusion concerns. Quality and cost was maintained by careful value engineering in a joint effort with the developer, architect, and LMC.
