The project consists of the construction of a 24 unit multi-family housing project and associated site improvements on a 2.3 acre site. Includes (6) 4-plex living unit buildings, a community building, parking lot, new public sidewalks, landscaping and site improvements.

Spec Sections Included : DIV 2: Site clearing, select demo, excavation, shoring & underpinning, grading, AC Paving, site utilities, concrete paving, gas distribution, site furnishings, playground equip, landscaping & irrigation. DIV 3: Concrete & reinforcing. DIV 4: Masonry. DIV 5: Metal fabrications. DIV 6: Pre-fab joists & beams, Glu-Lam beams, Pre-fab trusses, rough carpentry, finish carpentry, custom cabinetry. DIV 7: WRB, insulation, asphalt shingles, wood siding, flashing & sheet metal, plastic roof panels, joint sealants. DIV 8: Steel doors & frames, wood doors, fiberglas doors, alum storefront, vinyl windows, hardware, glazing. DIV 9: Portland cement plaster, gyp board, resilient flooring, carpet, floor matting, painting. DIV 10: Louvers, vents & grills, identifying plaques, fire extinguishers, toilet accessories. Instructions : Provide an itemized cost breakdown for your scope of work. Bid all work per plans and specifications. Substitution requests due no later than November 16th and must be on the appropriate form included in the specification manual. It is the subcontractor's responsibility to include all back up documentation for all substitution requests.

Prevailing Wages : Project is subject to Residential Davis-Bacon Prevailing Wages for Washington County, Oregon. Effective date: October 14, 2011. See specification section 00826 for prevailing wage rates. Bidders are to acknowledge on their bid form that pricing includes prevailing wages.
